Help With Listings Get Sold Out

Hi guys! Hope you are having a great Friday so far!

I want to share with you something that is helping us get our listings SOLD and also helping to get buyers OFF THE FENCE to move forward with an offer that they feel GOOD about!

With Andrew Novak and Choice Mortgage, we have the option of the 2-1 Buydown! What does this mean for you and your clients?

This makes it possible for the buyer to get a 2% RATE DECREASE for the first 2 years of their loan! This will DECREASE their monthly payment and give the market time to recover while their rate is LOWER than market rates!

This will make the property MUCH more desirable because the buyer is getting into the home with a LOWER PAYMENT AND a lower interest rate for the first 2 years!! WOW!!

HOW can I do this?

If you are a listing agent:

If your listing hasnt sold, instead of implementing a price reduction, offer a 2-1 buydown concession for the buyers!

This means that your seller will pay concessions towards the buyer's loan that will BUY DOWN their interest rate by 2% for the first year and 1% for the 2nd year so that their payment will be LOWER for their first 2 years in their home! Im including an example of a sister agent who is using this awesome option in their advertising.

If you are a BUYER AGENT:

In your offer, Ask the seller to provide concessions to buy your buyer's loan down by 2% so that their payment will be lower for the first 2 years! If the current rate is 6% then the buyer's rate would be 4% for year 1 and then 5% for year 2! This will interest MANY BUYERS RIGHT NOW and will help them come off the fence to move forward!

How do you know how much to ask for/offer in concessions?

Call Andrew Novak to have him show you how to calculate this! Basically you take the interest difference for the first 2 years and ask for that difference (upfront in closing costs )to be used to buy the loan down. For example on a 360,000 home it totals $6000 to buy down the loan!
