When I tell you follow up is KEY (in the action plan), HERE is a perfect example of how and why!

If you arent doing the action plan and following up, you are missing results like this (from an agent 30 weeks in to the 52 week action plan-Bottom line, FOLLOW UP and BE TENACIOUS)!:

"So I have definitely had a trying couple of weeks. Seems like nobody is doing what they're supposed to do, everything has been going so sideways, so dang complicated, and I was like dang I am tired of this! Had my first experience with a deal falling through. Buyers are just being the most complicated ever. Flaking on me. Appraisals coming back 30k under (which I finally did negotiate a 30k price cut for my buyer, we close tomorrow!). Then I also hit a spot of a slow down in prospects because I was so busy at one point a few weeks back I hadn't been prospecting like I know I am suppose to, I just literally did not have enough time in the day.

So I went back to basics and started following up again with people who had called me off of my letters previously and had decided not to do anything. Had a great convo with a guy a couple weeks back he still decided at the end to hold off. Calls me last week and says ok Micaela, I've decided I want to sell will you be my Realtor? YES. Then I followed up with a woman from out of town who has renters. She said yes come see the property. She told me crazy enough my renters are about to move out can you help me? YES. That was on a Friday, we went on the market the following Friday and then under contract the next day! Had recent sellers refer me to their neighbors, I called and am talking with them Saturday. Another recent seller sent me a referral I am speaking back and forth with. But here is the exciting story. So there was an expired listing that went FSBO. I called them and of course wanted nothing to do with talking to me, said they were having an open house I could come see the house then, rushed me off the phone. So yesterday at 2pm I showed right on up to their open house! Their old listing had the worst phone photos I've ever seen, no video, no anything even marketing or showcasing this beautiful brick 300,000 home. Just the husband was there yesterday. But I brought a marketing presentation and a print out of every home that has sold within their area since January 17th of this year (when their house was listed). It's 55 houses. So gave my whole presentation, gave feedback on the house, etc. When I left I texted him a link to my most recent video walkthrough and said thank you for taking the time to speak with me. Wouldn't you know that he reaches out today and says can you come to the house today, my wife wants to meet you. Guess who is going on the market for $299,900 August 7th on an Expired FSBO. THIS GIRL!

So in conclusion, I had a very mentally trying couple of weeks and going back to basics and follow up has brought me back!"
