If you have a new listing

Try the following (shared and then tweaked from an online coach):

Good Morning and Happy Thursday! 

Lets talk about what you can do to get to 2 sales for every 1 listing you take...

  1. Always do a teaser social post about your upcoming listing, leaving most of the details out (check with your broker on what you can/cant do here).
  2. Always do a coming soon listing for at least 3 days on zillow and the others (if allowed) and restrict all showings until the listing is live. 
  3. Once the listing is LIVE, post all over social media with the new listing and include a story of WHY they are moving (so long as its a positive one).
  4. Call or visit all the neighbors around the listing to try and dig up another listing. Use the “Hi! I just listed your neighbor’s home at 123 Smith St. Do you have any family/friends I could reach out to that you would like to see move in? Do you have interest in finding out what we could get you for your home?”
  5. Post your new listing in community fb groups and or real estate groups 
  6. Host TWO open houses the first weekend the listing is live. They can both be on the same day so you're not working both weekend days. Do one from 11-1 and another from 2-4, give yourself a break in between and grab buyers that wouldn't have been able to come if you just had one time slot.
